We combine the clarity of traditional architectural service with the early cost visibility of design-build—without sacrificing competitive bidding or professional independence.
Phase I: Master Planning & Cost Study
- Scaled plans, elevations, and 3D views
- Preliminary specifications and finish allowances
- On-site walkthroughs with contractors
- Bid spreadsheet with project scope and guidance
At the end of Phase I, we analyze bids and help you select a contractor based on real numbers—not estimates.
Phase II: Construction Documents & Design Development
- Full permit-ready construction drawings
- Electrical, HVAC, plumbing, and site plans
- Finish selection guidance and integration
- Coordination with structural and civil engineers
- Review meetings at key milestones (e.g., 80% completion)
Phase III: Bid Negotiations
- If no contractor is yet selected, we obtain competitive fixed-price bids from at least three general contractors.
- If a contractor was selected in Phase I, we coordinate with them throughout Phase II to keep costs aligned with the evolving scope.
Phase IV: Construction Administration
We act as your advocate during construction to:
- Visit the site and observe progress
- Review contractor invoices
- Coordinate any changes
- Monitor schedule and assist with owner-supplied materials
