Affectionately dubbed the “Napatorium” by one visiting client, this waterfront cottage overlooking Maryland’s Miles River is the ultimate weekend escape—designed to unwind, entertain, and take in the Eastern Shore’s natural beauty. Originally a dated and underutilized property with a 6-car garage, 4 bedrooms, and a dilapidated sunroom, the home was completely reimagined by Ballard Mensua Architecture in collaboration with Bruce Harrington Construction.
Renovated in multiple phases beginning in 2005, the project transformed the home into a cozy, well-zoned retreat. The kitchen was redesigned into what Bruce fondly called a “two-butt kitchen”—small, functional, and full of charm. We converted garage bays into a home theater and game room, complete with a full bath to serve as a pool cabana. Outdoor amenities now include a lap pool, screened porch, breakfast porch, and three pergolas that frame various outdoor living spaces for relaxation and entertaining.
The oversized master suite was restructured into three distinct zones using an interior pergola and custom screening: a home office, walk-in closet, and fitness nook—bringing balance to what was once an awkward 750-square-foot room.
After nearly a decade of use, the home sold for the highest price in the area’s history—a testament to its design quality, livability, and enduring appeal.
