Chain Bridge Overlook

Set on one of the most picturesque streets in Washington, DC—Potomac Avenue at the base of the Palisades—this project reimagines a modest bungalow into a multi-level riverside retreat with sweeping views over the trees toward Chain Bridge and the Potomac River.

The original home, which included a 1996 rear addition, had charm and potential but lacked a defined entry and the spatial flow our clients desired. To address the winds coming off the river, we added a new foyer with a side entry, complete with a custom built-in window seat to enjoy serene river views.

Our client’s goal was to enhance their connection to the outdoors, expand the owner’s suite, and add inviting spaces to enjoy the stunning scenery. After a contextual study of the neighborhood and 3D design modeling, Seth Ballard proposed a third-floor addition—transforming the home’s scale while remaining respectful to its surroundings.

The new third level includes a glass-enclosed home office, guest suite, and an exercise room—all opening to a river-facing balcony. The expanded second-floor owner’s suite features a private terrace and a light-filled bathroom designed to capture the view. A welcoming new front porch grounds the home and adds to its neighborhood presence.

This riverside renovation brings together modern comfort, timeless design, and a deep appreciation for its unique site.
