Ballard + Mensua Architecture was featured in Good to Be Home magazine's article, "A Regal Rhode Island Retreat," highlighting the firm's award-winning waterfront renovation known as All Points of View.
Located on a four-acre property overlooking Narragansett Bay, the project transformed an outdated 1960s-era residence into a grand coastal retreat designed for entertaining family and friends. Working closely with the homeowners, principal architect Seth Ballard reimagined the house as a private bed-and-breakfast-style residence, complete with seven en-suite guest rooms, multiple gathering spaces, and expansive views of the water.
Inspired by New England's maritime heritage, the design incorporates weathered timber, custom mahogany garage doors, slate and copper roofing, round porthole-style windows, ship-inspired railings, and dramatic walls of glass that frame the bay. A signature octagonal tower provides panoramic views in nearly every direction, reinforcing the project's name: All Points of View.
Throughout the renovation, Ballard focused on balancing grandeur with comfort. Carefully scaled rooms, hospitality-inspired guest accommodations, custom built-ins, and thoughtful gathering spaces create a home that feels both luxurious and welcoming.
